Our verdict on IMB Bank home loans
IMB Bank has a compact but versatile home loan range. Its strongest options are its low-LVR Budget and Essentials variable loans and its fixed rate home loans, which compare favourably with much of the market. It also provides choices that many digital lenders do not, including investment home loans, interest-only, construction and bridging finance.
The trade-off is that IMB is not the absolute cheapest variable lender in the database. Its offset loan costs $10 a month, and its variable pricing rises noticeably once the LVR moves above 80%. Borrowers with a smaller deposit should compare carefully, while low-LVR borrowers who value redraw, offset or access to a lender may find IMB a strong all-round option.
What home loans does IMB Bank offer?
IMB divides its mainstream range into three products:
Budget Home Loan: A basic variable loan with no monthly fee, unrestricted additional repayments and free online or mobile redraw. It does not include an offset account and is designed for borrowers who want a lower rate without paying for that feature.
Essentials Home Loan: A variable loan with a 100% offset account, unlimited additional repayments, free online or mobile redraw and the option to split the loan. It has a $10 monthly fee.
Fixed Rate Home Loan: Fixed terms of one to five years, with free redraw and the ability to pay up to 12 months of minimum repayments in advance without penalty. Advance repayment costs may apply if a borrower exceeds that limit.
IMB also offers versions of its variable and fixed products for investors, as well as construction and bridging finance. Principal and interest and interest-only repayments are available on selected products.
How competitive are IMB Bank’s home loan rates?
The table below compares IMB’s lowest advertised rates with similar active, generally available owner-occupier principal and interest loans in our database.
The fixed range is the standout. Each term is cheaper than at least four in five comparable products, and the four-year rate is equal to the lowest rate in our comparison. IMB’s variable loans also sit on the competitive side of the market, although several lenders advertise lower rates.

IMB Bank Budget Home Loan
The Budget Home Loan is IMB’s lowest-priced owner-occupier option. For new loans with principal and interest repayments, its advertised rates are:

The loan is most competitive at 80% LVR or below. The small step between the first two bands means borrowers with a 20–30% deposit receive broadly similar pricing. The larger increases above 80% LVR make comparison shopping more important for low-deposit borrowers.
Budget allows unrestricted additional repayments and free redraw through IMB Internet Banking and the mobile app. The minimum redraw is $500. It has no monthly fee, but it does not offer an offset account.
That makes Budget best suited to borrowers who expect to direct spare cash straight into the loan and are comfortable relying on redraw. An offset loan may be preferable for someone who wants savings kept in a separate transaction account or needs cleaner separation between loan repayments and cash reserves.
IMB Bank Essentials Home Loan and offset account
Essentials adds a 100% offset account to IMB’s variable loan. Its owner-occupier principal and interest rates are:

The 100% offset is available through an eligible IMB Everyday or Everyday Unlimited transaction account. Money held in the linked account reduces the loan balance used to calculate daily interest, while remaining accessible for spending.
Essentials costs $10 a month, or $120 a year. At up to 70% LVR, its interest rate is also 0.10 percentage points above Budget.
As a rough illustration, a 0.10 percentage-point rate difference costs about $500 a year on a constant $500,000 balance before allowing for repayments. The offset balance required to recover that difference will depend on the loan balance, rates and how consistently the money remains in the account. Borrowers with little cash to hold in offset may be better off with the Budget loan.
Essentials also supports unlimited additional repayments, free online or mobile redraw and loan splitting. It is the more flexible of IMB’s two variable products and is cheaper than 68% of comparable offset loans in our analysis.

IMB offers owner-occupier fixed terms from one to five years at up to 95% LVR.

The one-, two- and three-year terms have the same initial rate, which gives borrowers a relatively competitive choice of how long to lock it in. The four-year rate is equal to the lowest comparable rate in the database, although fewer lenders offer four-year terms.
IMB allows fixed borrowers to pay up to 12 times their minimum monthly repayment in advance during the fixed term. Paying more may trigger advance repayment costs. An offset is not listed as a fixed-loan feature, so borrowers wanting both certainty and an offset could consider splitting their debt between Fixed and Essentials portions.
Comparison rates for fixed loans assume the loan reverts to a variable rate after the fixed period. They are useful for comparison, but borrowers should also ask what rate and product the loan will revert to and review their options before the fixed term ends.

IMB Bank cashback offer
As of August 2026, eligible purchase and refinance applications may receive up to $4,000 cashback. IMB advertises $2,000 for loans from $250,000 to $499,999, $3,000 for loans from $500,000 to $749,999 and $4,000 for loans of $750,000 or more.
The offer is limited to eligible loans with an LVR of up to 80%, and settlement deadlines apply. Refinancing an existing IMB loan, as well as commercial, construction and bridging finance, is excluded. IMB also states that half the cashback is repayable if the loan is discharged within 12 months of settlement.
Cashback can reduce upfront switching costs, but it should not outweigh the long-term rate and fees. A rate that is just 0.10 percentage points higher costs about $500 a year on a constant $500,000 balance, so a modest pricing difference can consume a cashback benefit over several years.
IMB Bank home loans for investors and construction
Unlike some low-cost digital lenders, IMB caters for property investors. Both Budget and Essentials have investment versions, with principal and interest or interest-only repayments available on selected loans. Investors can therefore choose between a lower-cost redraw-based loan and a loan with a 100% offset.
IMB also supports construction lending. Construction borrowers generally draw funds in stages as building work progresses and pay interest only on the amount advanced. Because construction loans were excluded from our market scores, their pricing should be compared separately with products designed for progress payments.
Bridging finance is available for eligible borrowers buying a new home before selling their current one. IMB advertises a maximum bridging period of six months, a maximum loan of $2.5 million and combined LVR limits. Bridging loans can be complex and expose a borrower to two properties and uncertain sale timing, so the exit strategy matters as much as the advertised rate.
Low-deposit and first-home buyers
IMB advertises owner-occupier variable lending up to 95% LVR. That provides a pathway for eligible borrowers with a deposit below 20%, but the advertised rate increases as the LVR rises. Lenders mortgage insurance and other low-deposit costs may also apply.
At above 90% to 95% LVR, Budget costs 6.64% p.a. (comparison rate* 6.70% p.a.), compared with 5.99% p.a. (comparison rate* 6.02% p.a.) at up to 70% LVR. That 0.65 percentage-point gap can materially affect repayments and total interest.
First-home buyers should compare the total package: rate, LMI treatment, government-scheme eligibility, fees, property criteria and borrowing capacity. A lender with a slightly higher headline rate may still be better if it reduces or avoids a large low-deposit cost.
IMB Bank’s service model
IMB is a customer-owned bank established in 1880. It combines online applications, internet banking and a mobile app with home loan specialists and a branch network across New South Wales and parts of Victoria.
That gives it a broader service model than app-only lenders. Borrowers can start online but still have the option to seek help from a lender or branch, which may appeal to some applicants..
The branch footprint is much smaller than those of the major banks and is concentrated geographically. Borrowers outside its branch areas need to be comfortable managing most interactions remotely.

Is an IMB Bank home loan right for you?
IMB Bank is most competitive for owner occupiers with at least 20–30% equity and for borrowers considering a fixed term. Among IMB's loans, Budget is the clearer choice for someone seeking a low-cost variable loan who does not need an offset. Essentials may be better suited to borrowers who will maintain a meaningful cash balance and want day-to-day access to it through an offset account.
IMB also has an edge over some lenders for applicants who need investor, interest-only, construction or bridging finance, or who value access to a human lender. Its fixed range is a genuine strength rather than an afterthought.
Other lenders may have the edge for borrowers seeking the absolute lowest variable rate, a fee-free offset or sharper pricing above 80% LVR. The best option will depend on the borrower’s deposit, expected offset balance, need for flexibility and likelihood of keeping the loan long enough for ongoing costs to outweigh any cashback.
